Service Level Options


Our Letting Only Service is ideal for the more experienced landlord wishing to manage his or her own property and be responsible for all day-to-day matters such as collecting rent, taking care of maintenance issues and arranging periodic safety checks.

We will use our expertise to quickly find & reference a suitable tenant. Once the tenancy is underway, the ongoing management of the property will then be your responsibility as landlord.

We will:

  • Prepare the tenancy agreement and all legal notices
  • Arrange for the tenant to sign the tenancy agreement & collect the first month’s rent & the deposit
  • Commission a professional inventory and schedule of condition of the property using an independent & impartial inventory clerk
  • Check the tenant into the property
  • Inform local authorities and utility companies of the new tenant’s details
  • Forward the first rent to you with our statement of account & the tenancy paperwork
  • Prepare a new tenancy agreement for further fixed terms as instructed.
  • At the end of the tenancy check the tenant out of the property
  • Distribute the deposit according to the mutual agreement of landlord & tenant


Choosing Rent Collection gives landlords the reassurance of knowing that the financial aspects of the tenancy are being carefully monitored. In addition to the services provided in the Letting Only Service we will:

  • Collect the rent due each month, ideally via standing order set up at the beginning of the tenancy & promptly forward rents received (less our fees) together with a monthly statement of account
  • In the event rent is overdue, we will contact your tenant via telephone & letter to secure early payment of the outstanding sum
  • Should the tenant fall into more serious arrears we will serve the appropriate notices as required
  • Annually review the rental value of your property


Our Full Management Service provides a comprehensive service taking care of all aspects of your property’s management and maintenance. In addition to providing all the features of both our Letting Only & Rent Collection Services we will:

  • Inspect the property at regular intervals, reporting on the condition to the landlord
  • Promptly attend to repair and maintenance issues using our team of approved contractors or those nominated by the landlord
  • At the end of the tenancy check the tenant out of the property and assess any dilapidations
  • Liaise between landlord and tenant to negotiate any deposit deductions


Whilst it is rare for well-referenced tenants to default on their rent, occasionally unforeseen circumstances can result in rent arrears. In the event a tenant is unable to meet their obligations, our Rent & Legal Guarantee covers the costs of securing vacant possession of the property and also reimburse the landlord for any unpaid rent whilst the tenant is in occupation.
