As independent letting specialists, Taylors Lettings offer you a range of services, each designed to quickly secure a great tenant for your property and provide you with a level of support during the tenancy that suits your requirements:

INTRODUCTION ONLY SERVICE

Our Introduction Only Service should only be considered by very experienced landlords confident in their ability to keep abreast of current legislation. As landlord you will be responsible for arranging and conducting prospective tenants’ viewing of your property, all referencing and Right to Rent checks as you deem appropriate, and for producing all tenancy paperwork. We will: 

  • Produce marketing details including room dimensions and both interior & exterior photography
  • Quickly list your property on top-ranked internet property portals plus our own website
  • Where appropriate erect an eye-catching ‘To Let’ board
  • Cross-reference your property with our list of registered applicants
  • Vet all applicants against your criteria to assess suitability
  • Put you and prospective tenants in contact with each other

LET ONLY SERVICE

Our Let Only Service is ideal for the more experienced landlord simply wishing to secure a reliable tenant. We will use our expertise to quickly find and reference a suitable tenant. Once the tenancy is underway, the ongoing management of the property will then be your responsibility as the landlord. 

We will: 

  • Ensure all certification relevant to the property is compliant and up to date
  • Produce marketing details including all room dimensions and both interior & exterior photography
  • List your property on top-ranked internet property portals plus our own website
  • Where appropriate erect an eye-catching ‘To Let’ board
  • Cross-reference your property with our list of registered applicants
  • Vet applicants’ suitability before they view the property
  • Accompany prospective tenants on all viewings
  • Thoroughly reference all tenants via an independent referencing agency
  • Prepare the tenancy agreement and all legal notices
  • Arrange for the tenant to sign the tenancy agreement, collect the first month’s rent & the deposit
  • Protect the deposit and issue all statutory documentation
  • Commission a professional inventory and schedule of condition of the property via an independent & impartial inventory clerk
  • Check the tenant into the property
  • Inform the Local Authority and utility companies of the new tenant’s details
  • Forward the first month’s rent to you together with our statement of account & the tenancy paperwork
  • Prepare a new tenancy agreement for any further fixed term as you instruct
  • At the end of the tenancy, check the tenant out of the property
  • Distribute the deposit according to the mutual agreement of you and your tenant

LETTING + RENT COLLECTION SERVICE

Choosing our Letting + Rent Collection Service gives landlords the reassurance of knowing the financial aspects of the tenancy are being carefully monitored. In addition to the services provided within the Let Only Service:

  • Taylors Lettings will provide Rent & Legal Guarantee for all tenancies*
  • We will collect your rent due each month, usually via standing order & issue a statement of account; transferring the rent received (less our fees) to your nominated account
  • Should rent be overdue we will contact your tenant via telephone, letter and email to secure early payment of the arrears
  • Should your tenant fall into more persistent arrears we will serve the appropriate possession notices on your behalf
  • The rental value of your property will be reviewed annually

* Should you choose to opt-out of Rent & Legal Guarantee, our commission will reduce by 2%

FULL TENANCY MANAGEMENT

Full Tenancy Management provides a comprehensive service taking care of all aspects of your tenancy’s management and maintenance. In addition to providing all the features of both our Let Only and Letting + Rent Collection Services Taylors Lettings will:

  • Inspect the property at regular intervals, reporting its condition to the landlord
  • Promptly attend to repair and maintenance issues using our team of approved contractors or those nominated by the landlord
  • At the end of the tenancy check the tenant out of the property and assess any dilapidations
  • Liaise between landlord and tenant to negotiate any deposit deductions

RENT & LEGAL GUARANTEE

Whilst it is rare for well-referenced tenants to default on their rent, occasionally unforeseen circumstances can result in rent arrears. In the event a tenant is unable to meet their obligations, our Rent & Legal Guarantee covers the costs of securing vacant possession of the property and also reimburse the landlord for any unpaid rent whilst the tenant is in occupation.

Should you choose to opt-out of Rent & Legal Guarantee, our commission will reduce by 2%.
